You likely have Sooty mold on your plant, caused by insects.
Treat the plant with Neem Oil.

My palm has dark green areas in the middle of the leaf. What could this be? Newly transplanted from the outside.

I have some palm trees that are matured and ready to start producing. I noticed whenever a pod appears it will not fully open and after some days the pod will dry. To this date this is continuing.

This is caused by a manganese deficiency. Apply manganese-rich fertilizer and the new growth should come up looking healthy.
