I have had this smoke tree for several years. It gets lots of buds but does not bloom. What can I do?

What causes the leaves to fall off? I am in south Georgia.
The leaves can fall off your smoke tree for several reasons:
too much, or too little water
insect or disease damage
damage to plant by weed-eaters or mowers
age of tree
too acidic soil

My smoke tree is about 7 years old. It has 5 branches coming out of the trunk at its base. It is about 15 feet tall. I have trimmed off about 3 feet from the top each winter. Can I trim it back to about 3 to 4 feet so it is a bush instead of a tree?Thank you for your help.

We planted a smoke tree in our front yard in full sun some years ago. It has never produced the beautiful "smoke" I'm used to seeing on other smoke trees though it has grown a lot and looks healthy.

As the article mentions, the smoke tree likes alkaline soil, so you might want to check the pH of the area where the tree is, or have it checked A nearby extension office https://www.gardeningknowhow.com/extension-search/ can help you with that.
Also to encourage flowering, you could add some high phosphorous fertilizer, or some bone meal
I have a four year old smoke tree. I live in Daytona Beach, FL area. The tree is about six feet high and all the leaves are green except for those on the very tip of the branches. They are curling and turning yellow to black. Also, this was the first year that the tree began to show its smoke and then the smoke dried up. Tree looks healthy otherwise. Any insight would be helpful!
It is probably a fungus, though there are so many, it is hard to say which one. Cut the affected branches off and treat the tree with a fungicide to kill off any residual fungus on the tree.
We'd like to purchase some smoke trees but live with deer in the woods. Are they deer resistant? How fast do the trees grow?
