It gets the same amount of water and sun as its neighboring 3 Mexican red bird of paradise who look fine. What should I do?

I inherited a bird of paradise plant when I purchased my house. I believe it's been here for decades because it's very full, tight, wide and tall. Anyhow, the problem is it has like grass and possibly weeds in between the plant. How can I tackle the task of making it look healthy versus letting it continue to look like trash? How do you remove what's growing in between the actual plant without hurting the plant itself? I would like to salvage this plant. Please give me advice.
If the plant were mine, I'd pull the grass and weeds. Even if you can't get all the roots, hopefully you'll be able to keep the leaves pulled off, and the grass and weeds will die from starvation. Then, I'd trim all the brown and yellowing leaves and old flower stalks. Next to go would be the badly tattered leaves. Don't try to clean the entire plant at once if it's too large of a job. Do it in stages so you don't wear yourself out. The plant didn't get this way overnight, so don't try to correct it in one day.
Where is the seed?
Once the flower fades, look for the seed pod. The pods will turn brown/tan when mature, or ready for harvesting, and are woody and pointed with large, shiny black seeds inside. These seeds have a woolly orange tuft on them. Carefully open the pods and shake out the seeds onto a papertowel-lined dish and let them dry out. Once dry you can either put them in an envelope or airtight container and store them in a cool, dry place until ready to plant OR plant them. If planting, the seeds should be soaked in water for 24 hrs. beforehand to remove the orange-like seed coat. Please keep in mind that it can take plants three to five years to mature from seeds. My bird of paradise plant grows a new leaf regularly, but as one grows the lowest leaf yellows and dies. Is this normal? The plant is 3 years old with no sign of any flower yet. Growing in a south-facing conservatory.
There are several reasons why a plant gets yellow leaves. Typically it is a water or fertilizer issue. Make sure that it is getting the right amount of water and is fertilized (especially with iron) is a first step. My Bird of Paradise is about 6 years old and approx. 2 feet tall. I am not sure what kind it is. I was hoping to cut some of the back branches off. Because it is in front of a grapevine and they get too tangled and with spring coming, I wanted to have more space between the two. How would I go about doing this without hurting the Bird of Paradise? Thank you.

I am sorry to hear about your plant. If the stems are still alive, they will regrow their leaves. Prune away any black or brown leaves. These are dead and will not recover but leave anything that is green. I would also give it some phosphorus rich fertilizer to help get it to bloom again. I have a beautiful large bird of paradise plant. I have owned the plant for three years. I need a good fertilizer, especially for the plant. See...the plant grows but has never blooms.
