They Killed the Lawn

Question

The property we are buying has no grass in the front. The owner says the previous tenants killed it trying to kill the weeds. I don’t know what they used, but we were told it was dead last summer, and as of this year, the only thing starting to grow here and there are weeds. The owner is throwing in sod with the deal. My concern is, could there be so much chemicals in the soil that it is permanently damaged? And does the new sod stand a chance? Is there anything we should do before the sod is laid?
