This could be a few things. Depending on how that container drains, it may be too saturated down into the pot. It could be too much nutrients as well. Another possibility is that it has outgrown its container and needs to be repotted.

Our Christmas tree Palm has 3 trunks. One of the trunks broke during the hurricane. If we cut the trunk down will new leaves start to sprout or do we cut it totally out?
With damage this severe, I would suggest cutting that stump out. It will not likely recover from there.

Christmas palms are self-cleaning and generally don't need pruning. Cutting off part of a frond will leave it open to disease and pests, plus pruning green fronds can stress the tree. If it is necessary to remove a frond, it's best to cut it off 2 inches from the trunk. This information should help:
