Unfortunately, your photos did not come through. I won't be able to see what type of plant it is, and I'm not able to see the conditions around, so there is a lot that we can't rule out. We can test for many of the causes, though. I'd do a soil test first. This will let you know what it is missing, has too much of, or if it has a pH imbalance. That rules out quite a bit of the potential problems. If everything checks out, there, then you can move on to soil moisture and texture. There is a chance that the soil could be too compact, depending on the species of plant. If this is in container, then it could be rootbound, or overwatered/underwatered. Also, depending on the plant, it could be too much/too little light.
Unfortunately, this isn't a straightforward answer. Fortunately, though, you can test for most of the answers.
