Q.How and when to set seed out

I just moved to a new house and the yard seems to have 3 different grasses growing in it. The front yard seems to have senepid. The back is St. Augustine, and some other type of really bad grass that looks like it’s dead due to the fact it’s brown and yellow in spots. I would like it all to be St. Augustine. What do I do? I know it’s too hot now, but when and what do I need to do to have a pretty yard?
