Help With My Red Tip Photinia Tree

It's over 12 yrs. old and this year the leaves have brown spots and lots have fallen off. It started a year ago but I really didn't think about it. Now it's looking sad. What can I do? Cut it down (hate to lose it), trim it way back? Live in Hot Springs, Arkansas...zone 7. Thank you for your help! Sandy
