Q.Dwarf Pear Tree

I have had a dwarf pear tree for several years now, but don’t think I have ever picked a good pear off the tree yet! This year they are all rotting. Please help. What do I need to buy in order to get a good pear? Or do I need to dig it out and put a new tree in? Thanks in advance for any advice!
