What Is Wrong With My Magnolia Tree

What is going on with my Magnolia Tree. Is it dying. I like to save it. Please see the pictures and give your recommendations

I see browning around the leaf edges and yellow leaves. These can indicate fungal leaf spots, irrigation problems or soil acidity issues.
