Hibiscus Syriacus Not Flowering

I planted my Hibiscus Purpureus Variegatus 6 years ago in a south facing garden. Foliage is lovely, tree seems very healthy and is now approximately 6 feet tall. However, I have never had a single bloom! Any ideas as to why?

It may have too much nitrogen. If it is planted near a lawn that gets fertilized, this will cause this as the runoff from the high nitrogen lawn fertilizer gets to the plant.

Give the plant some bone meal to provide some phosphorous to offset the nitrogen. If it is near a lawn, try to reduce lawn fertilization near the plant.

This variety does flower but they can be missed due to the flower stays in very tight form never fully opening. The color is a deep maroon. They are button like .
