scabby leaves and stems on plant

Leaves of Christmas plant have scabby looking areas on leaves and stem. What to spray it with? I’ve had plant for 3 years. Don’t believe it is over watered and it has good drainage. Not in the sun.

Neem Oil is a good treatment.

Neem Oil works as both an insecticide and fungicide, it is safe for people and pets.
