Hibiscus Flowers With Spotted Leaves?

My plant is potted in large Pot has been for several years,leaves are getting spots ,but 2 beautiful flowers were opened today??what can I change to cure this??

Unfortunately, your photo did not come through. It will be impossible to diagnose without seeing the issue at hand.
