My first inclination is to ask when you last “potted it up”. Time does fly and the plant will become rootbound if in the same pot for several years. When potting up, only go up one pot size. It is said not to like too big a pot. Leaves are also sensitive to cooler night air, too much sunlight and too much water. On the other hand, it is not a desert plant as the name implies so don’t let it totally dry out between waterings. Do you give it an all-purpose fertilizer during the growing season? Do you give it a shower to wash dust off the leaves; dust reduces photosynthesis. If it is outside, I would allow only indirect sunlight.
