Zoysia Lawn

Question

Large areas of dried out, sparse grass seemingly not having enough water but also brown rough patches where the grass is thick and green. Fertilized with Scotts Turrfbuilder, Miloganite and a bi-monthly treatment by ‘Zoysia Green’ (fungus and moth). Watered 20 minutes per station, starting at 12 am and finishing at 5 am (15 stations). Grass cut by contractor; could this be disease brought in from other lawns and other species of grass on ‘dirty blades’? We live inland in central Florida, hot and humid at the moment.
