Q.Zoysia Grass in the Tropics

I am having a problem with my zoysia grass. I live in Cartago, Costa Rica. The altitude is 1400 meters. We have cool nights (16 degrees C) and warm days (25 degrees C). I have brown spots where the grass is dying. We have a combination of sun areas, partial shade, and shady areas that receive four hours of sun. In areas of partial sun, the grass is green/brown with what appears to be roots showing and ground. In other areas the grass has died.
