Unfortunately, your zone is zone 10. This will mean that it sits just outside of the growing zone for Pears and Apples.

The warm and cold snaps, and lack of proper chill hours will not allow for proper growth in your area. There are a few cultivars of Apples and Pears that will do ok, but it will be necessary to get the exact cultivar.
