What Should I Do With This Tree

Hi, could someone please help me ID this tree, and also tell me why it looks like it’s dying? There are two planted side by side and one is doing ok, the leaves on this one are brown and it never has looked healthy. It was here when we moved into our condo and we are unsure of what do do with it. Thanks for your help!

Unfortunately, your photo didn't come through. You may want to consider replacing the tree if it has looked unhealthy since you moved in. Or, if you want to try to save it, start with a soil sample and get it tested. Also check for insects under the leaves and on the stems. Look for spots on the leaves which could mean a fungal or bacterial disease.
