Unknown Tree

My friend has this tree in the vacant lot next to her house and wanted my help in trying to identify it. She said it’s nicely fragrant and the nuts/fruits are sticky on the outside and filled with a milky white pulp. Anyone know what it is? We’re stumped.

Most likely a Beechnut tree.
