Because the yellowing and browning are starting from the leaf tips and edges, the cause is likely one of the problems discussed in this article:
    https://www.gardeningknowhow.com/plant-problems/environmental/what-causes-brown-edges-on-leaves-of-plant.htm

Make sure the soil is well drained and that water draining out through the drainage holes is discarded so it does not absorb back into the soil- that can cause salt buildup. Also avoid overfertilizing, because excessive fertilizer can "burn" the plant, causing yellow or brown leaf edges.

It is best to spray neem oil OUT of direct sunlight. Follow all instructions on the package, but I usually use a teaspoon to a spray bottle of warm water. Here is an article for more information: https://www.gardeningknowhow.com/plant-problems/pests/pesticides/neem-oil-uses.htm

Your neem oil should have instructions. If you purchased a generic, no instructions container, I wouldn't use it since you don't know the concentration. Here is an article on neem oil use. https://www.gardeningknowhow.com/plant-problems/pests/pesticides/neem-oil-uses.htm

The usual suspects for this type of damage are rodents - squirrels, chipmunks, mice and rats. Garbage or a bird feeder may be attracting them. Call the King Co. Extension Service for up to date info on problems in your area and control measures.

There are many. Personally, I use a mixture that is effective against thrips where other pest control methods just can't get rid of them. I mix a few drops of the following in warm water into a spray bottle: Rosemary oil, neem oil, chrysanthemum extract if possible.

Can you take a picture and post it? This could be many things depending on where you are located.
