Snake Plant Brown Dry Leaves

Hello. I propagated some snake plants from healthy mother leaves. I waited until the offsets were very tall, then separated them from the mother leaves, waited 2 days, then potted them each in separate containers. I am using coir + perlite. Now, all new leaves coming up on the offset plants are green at the bottom but otherwise mostly brown and dry. I water only when soil is dry and plants are near a window. What is happening to the new plants?
Thanks
