Overwintering Coleus Cuttings

I have been overwintering coleus cuttings in vermiculite every winter. I pot up about 8 and generally only 2 make it. I have them under lights (16 hrs) in my cool garage. About this time of year the bottom leaves start turning brown and falling off. I water them with rainwater when they get dry. Should I feed them? I’ve heard not to put them in potting soil to overwinter. I did that one year and they all died. I would like to rescue them from turning brown. I’m thinking the garage doesn’t get below 40 degrees F. Any suggestions?
