My Gardenia Plant’s Leaves Are Turning Yellow And Then Dying.

This is the fourth plant we have had that appears to be dying. The other 3 were in a location that stayed damp. I have tried adding coffee grounds to the soil around this plant, which seemed to help for awhile. Any suggestions would be welcomed. Thanks
