Q.Growing Conditions for Papaya Tree

I easily grow baby papaya trees from seed, whether in my clay soil outside or in my greenhouse (best if transplanted from outside). I grow the trees larger in my greenhouse but am afraid to plant them in the yard because of our weather, which is usually dry in the summer and our temperatures here vary from about 18-100 degrees F. throughout the year. Those who grow papayas here (I only know of a few Vietnamese ladies) get fruit but then the trees die in winter. By the way, is there any other waay to grow them, such as by propagation through leaf cuttings? Thanks.
