gardenia buds and leaves

My indoor gardenia tree has small buds that don’t open and the leaves turn brown as soon as they emerge. It has small buds on the tips of the branches and small light green or yellowing leaves here and there. It is in an east sun room with windows open as weather dictates, temps can reach high 80’s. I have placed it under the eaves to limit exposure to sun. Thank you for your ideas on how to bring it back to health.
