I have a 39 year old ficus tree and the leaves are drying out as soon as they develop. There is a dark discoloration around the trunk of the tree at its base. What can this be and how can it be treated?

It could be several different things. If the tree has not been repotted then you may have to do this. It is necessary to feed the tree once in a while also. Last, it could be a fungal issue, which can be resolved with a little wettable sulfur.
