Q.Falling Leaves

My tree suffers from continuous leaf loss, falling in spring and summer. The leaves have dark brown spots and I have found an area of the trunk, about 4-5 feet from the ground, that looks abnormal–no boring or holes. I do not know what type of tree this is. It is more than 10 years old. It bears tiny green fruit that the birds eat. The fruit is also falling from the tree. Please help.

It could be either a fungus or pests. I would treat the plants with neem oil. It treats both fungus and pests. Here is more information on it:
