Carolina Cherry Tree

My girlfriend has a Carolina Cherry tree, and it seems to be doing poorly, as you can see from the attached photo of some of the leaves. We live in St. George, Utah which is zone 8. Any clues as to what the tree needs? Doesn’t look like bugs.

This looks like Cherry Leaf Spot.
