Q.Banyan Tree Dying

My banyan tree is filled with bugs and nothing seems to work. I’ve tried warm water and soap as well as various pesticides that would be compatible with this tree but they keep coming back with a vengeance. :(.

This looks a lot like bacterial leaf spot. It could, definitely, have been caused by spider mites. These are notoriously difficult to rid your plant of.
